If recent activity on reducing your credit card balance it takes approx. 60 -90 payment reflect on your credit scores. Pull your credit on Wed. these items are less than days indicated it can lower your scores.

Lender approval is based on scores, employment, approx. 3.5% downpayment, much more.

Yes, it is good what you've done so far, now you ask is it good enough? Well that depends. a good mortgage person can tell you pretty quick. Either way do not be discouraged, your moving on the right track. And we think that's Great! Good for you! Your on the right track. This is the time to purchase a home. You remind us of our mentor Dave Ramsey who says, "Pay down your debt" and he is also saying that "this is the best time to buy a home in 30 years." Interest rates are low, depending on your credit score. If you need anything futher we can help as well. Just give us a call, or jot a email, we've love to hear from you, and prayerfully, after you speak to your mortgage person we can start sending you homes to preview over the interent.
Just let us know what your looking for how many bed / baths etc. We preview new listings everyday. In the meantime we wish you the very, very best ever!
