We are just starting the search for housing in the area. What are the RE trends for this and surrounding areas. Is the area still declining?

Also what the mil rate on propery. The taxes seem outrageously high on modestly prices homes

If you have kids, DO NOT move to Fairport! Despite what some of the dilusional people whostill live there think, the sucks SUCK!! the SUPERINTENDENT it the absolute WORST ever. He is incompitent and only cares about collecting his $220,000 salary! The staff are rude, the learning is LESS than mediocre and the enrollment is decling FOR A REASON!! The place is going to hell in a handbag, thanks to a horrible superintendent and a lousy board of edu!!

Hi again!

The Rochester area has been fortunate in that we haven't experienced many of the extremes that other areas have in terms of real estate highs and lows - we've kept a pretty stable market. In fact, we are on the rise - http://www.rbj.net/article.asp?aID=193754

As Carmen said, what we endure in regard to property taxes we make up for in overall home value - you get a lot for your money here!

Keep in mind we also have STAR exemptions that come off the true tax amount listed on a home as well.

Of course, this is a general overview. Real estate trends can fluctuate on the micro-level - from neighborhood to neighborhood, price range to price range - so it's best to have an agent who knows the area well on your side.

Hi Sank. Just answered your other questions about the Fairport area. The area continues to be vibrant economically with relatively lower unemployment than many areas of the State. Home prices seem to be stable and in some instances, sale prices appreciate an increase in value. Property taxes in New York State, as you know, are high. In fact, we are usually in the top 3 or 5 highest property tax states. Its just a way of life for us. What helps us though is the amazing value in home prices. you can find the millage rate on any particular property from either http://www.Leepa.org or http://www.LeeTC.com
Developers are building and prices are going up. Bonita Springs is generally a desireable area. Possibly the homes you are looking at do not have the 2012 taxes posted or the current owners do not qualify for homestead exemption.
