You will want to get pre qualified then once you find the home apply for the mortgage. Lenders can probably start the process but until you know what property you want it is hard to give you real numbers. Pre qualifying will give you an idea of what price range to look for. You want to be comfortable with your monthly payments, don't forget taxes and insurance each month also. It does not take long to get pre approved. Seek a Realtor to represent you as a Buyers agent so you can have proper representation.

Absolutely not a bad idea to start looking and getting yourself familiar with the market. Find a trustworthy agent and have them start sending you listings. A sit down is always a great idea as well. However you cant do anything without the approval and if it takes a week its likely that the homes you find now may not be available. Call me I would love to help. I live in Dexter township. I am the top agent with the Edward Surovell Office for the entire 15 years I have been in the business. Experience does matter and just working with a "buyers agent" in a large team is never a good idea. Get the personal service you deserve. No, usually you can interview buyer representative and get a sense of the market. Honestly, though if you don't have an amount, you might be wasting time finding a home for which you might not qualify and then be disappointed. Simple questions, Are you putting all your eggs in one basket depending on approval by USDA? What happens if all the funds are used since this is the easiest loan to obtain right now?

I suggest contacting other lenders, including MSHDA ( http://michigan.gov/mshda ) to see if you also qualify through them, that way if one falls through you will have a backup. The FDIC website might provide more information.

Missy and Kathy would be closest to you so far. Both of these agents and Derek have good online reputations.

No it is not to early to get started. USDA loans are great as Washtenaw County is all covered minus the cities of Ypsi and Ann Arbor.

I have 6 Buyer agents and one that has worked with buyers in that program many times. Let me know if you want to speak to her.
