No, usually you can interview buyer representative and get a sense of the market. Honestly, though if you don't have an amount, you might be wasting time finding a home for which you might not qualify and then be disappointed. What we don't know is, maybe your approval is coming Monday! Call our accredited buyers agents now who are available 734-669-0337. We all live here and have been active in the Dexter market for 20 years. This is an exciting time and we are eager to help. info@KathyToth.com By the way we are having our Buyer Seminar Feb 10 th at 6:30 pm posted at http://www.KathyToth.com for location, etc.

Dave,
Simple questions, Are you putting all your eggs in one basket depending on approval by USDA? What happens if all the funds are used since this is the easiest loan to obtain right now?
I suggest contacting other lenders, including MSHDA ( http://michigan.gov/mshda ) to see if you also qualify through them, that way if one falls through you will have a backup. The FDIC website might provide more information.

Missy and Kathy would be closest to you so far. Both of these agents and Derek have good online reputations.
No it is not to early to get started. USDA loans are great as Washtenaw County is all covered minus the cities of Ypsi and Ann Arbor.
I have 6 Buyer agents and one that has worked with buyers in that program many times. Let me know if you want to speak to her.
The site below is great to search on as we provide Google Maps and Google Satellite Images with each listing.
Hello, Dave!
I just represented buyers who closed a USDA Rural Development loan on a property in Hamburg Township, yesterday. Are you working directly through USDA, or are you going through a broker? As you likely know, there are MANY requirements as pertains to income, qualification, property specifics, etc.
If you have any questions with the process, and/or are interested in seeing this property or any others, please don't hesitate to contact us. You can visit us online at http://www.DoorToDreams.com.
Enjoy the rest of your weekend and stay warm!

It's probably to early to make an offer, but it's never to early to study the market you are looking to buy in.
