I think the best way to go is to use your VA loan. Typically the interest rates are low and these are about the last loans currently that allow for 100% financing if you need it. It is credit score based though, so you do need a good credit score to qualify for VA insured loan. Contact your local lender or the one your realtor recommends and have them check your qualifications for this loan.

The best thing to do is get pre approved to be sure you can use your VA benefits. Assuming you can qualify to use your husband's benefits you will be able to get 100% financing of the loan and the program allows for up to 6% seller contribution towards your closing costs. I would be happy to go through the pre qualification with you over the phone it only takes a few minutes then you will know what loan amount you can qualify for.

You need to speak with a loan officer and pre-approved then work with a local realtor therefore you will know more about what you can qualify for based on credit scores, debit ratio, short / long term goals.
