I actually live in the neighborhood, and have for six years. It's a good neighborhood with good amenities, such as club house, pool (summer only), and lake access. There are also some playgrounds and areas you can fish. The lake itself is well maintained and even during the "Flood of '94" rising waters were diverted out of the area.
The HOA is very active. They put on community activities frequently. We often have a steak dinner most months, a "Christmas on the Lake" program (lake houses lit with Christmas lights, as viewed from a boat), and other activities around various holidays.
The association leadership is strong. You may hear of some past problems were you to visit the area, and most active HOA's go through those times. However, in recent years, the board has actively worked to keep the neighborhood looking great. The area has many different age ranges, from first time buyers to retirees. We also have guards at both entrances to the neighborhood 24 hours a day.
For a lake community, you will hardly find a more affordable area in Georgia. Home price have declined slightly as in most areas, and it presents a great buying opportunity here. Let me know how I can help: 478-955-1624!
