We are considering lakefront property in Tn, lake Norris, etc. Why is there such a price difference?

Mostly interested in the lakes near Johnson City. But the price differences between lakes seems quite lopsided. Also it seems that there alot of these planned communites which we do not fancy. Any insight would be most appreciated. Thanks....E.P.

I also have a place for sale on Norris Lake, just south of Tazewell. It's 123 acres with a great open view of our peaceful, private cove from the front of the unfinished log home. I live and work in the Tri-Cities area of TN. In the Johnson City/Tri-Cities TN area, the price differences are affected by many things such as some of the following: which lake the property is on (there are several lakes in this area, each offering different amenities); whether it is on a main channel or not (this affects whether there is water year round or just in the spring/summer); what kinds of homes surround the home for sale (outside the gated/planned communities, very different kinds of homes may sit right next to each other).
