First if you are working with a Realtor that is not the selling agent as well, ask your agent to do a CMA on the home, be sure it is hitting fair market value. The go see the house, keep eyes open and look for all that could go wrong or is in disrepair. You plan on risking you financial health on this home! If all is well make an offer, you get rights to inspect and have 10 days to do it, an inspector will look the house over very carefully, poke and prod and discover any problems, code violations, or items that need repair. You can bring these items up to the seller once discovered and have the right to ask for these items to be addressed either by cash allowance or by repairing or replacing before closing. The only other thing that could hold back a sale is how clean a title is, the title company will search the title, bring forth all "clouds" and have the seller settle or remove them, then they will issue you title insurance!
