We are assuming an existing FHA fixed rate loan in the high desert & I need to hire a attorney or a title

company to do the closing & make sure everything is in order & legal. We need an HONEST, (non) money hungry, professional. With integrity & knowledge(yrs of experience). Does anyone have any name suggestions?? Thank you!!

I agree with what Diane said below. The title companies and escrow companies are all governed and have to make sure everything is legal. They all charge about the same amount of money and have knowledge of how things work or they would not be in the industry! I would look in your phone book under title companies and escrow companies and talk to a few to see who you like the best and also ask for the amounts they charge. Good luck!

The title companies are so heavily regulated by RESPA it is virtually impossible to be represented with service less than what you are paying for. Title company closing fees are "fixed", not negotiable and regulated by HUD. I would suggest using a solid, well backed insurance company such as Fidelity Title, Chicago Title, First American Title. Many of these title companies are merging under a single parent company offering even more strength than before. Good luck!
