Jimmy,
Most or all condominium complexes have plans or active projects to correct any water intrusion issues. Private, single homes are up to the owner/buyer to correct any problems. As you may suspect, water is the biggest factor in home damage whether from rainfall, drainage, plumbing.
I have inspected all types in most of the "villages" and areas and found a big variation in water intrusion; some have none [preferred] and some have a little, while a few have a lot. This latter group appears to be diminishing fortunately.
For example: the single family I owned had NO leaks whatsoever, but did have water rot in the front railings; the two rental/sale condos have had a total of one leak from outside; where I live is the oldest area and has small water leaks at two windows that are not present in all storms.
Good luck to you in your search; it is a great time to shop for bargains!
