I am looking into purchasing a newly built home and am curious as to what the industry standards are for warranties. I know that most builders offer the one year HBA warranty, however, I thought I read somewhere that by law the state of Ohio requires home builders to give buyers a 10 year warrany on the structure/foundation of the home? Is this correct?
Matt Thanks for your question. The HBA warranty is the one that most builders utilize and some information can be found at http://www.hbacleveland.com under Consumer resources. There is a numbered booklet that is given to the buyer with all the details. I could get a copy for your review if you are up in the NE Ohio area. I didn't find a specific resource to your question but did find a helpful site with a lot of Code information. http://codes.ohio.gov/oac/4101:1 then search the specific Chapter. Another type of warranty that is used is like a 10 year insurance policy. In addition each manufacturer has there own warranties based on the specific componets i.e. roof, siding etc. Please contact me for more specific questions of to tour new homes and go over the various features. There is a "bumper to bumper" warranty thru the HBA... you are correct. Then there are warranties with the various components with the home: foundation, windows, roof, siding, etc.
Inquire on what those warranties are with the builder; they will be happy to share that info with you, as it is a selling point to their end product.
