Surprisingly I found quite a few, the agent just called me back on a lease purchase with $8k down and $2800/mth for a 3/2.5 on over 4 acres with a pond. Sometimes we own the properties, sometimes we control the properties over a period of years via an option, and sometimes we work with the sellers via a cooperative assignment to assist them in finding quality tenant/buyers. Each property/deal is unique.

On your site you state: "Unlike Real Estate Agents, we have a financial interest in the properties we buy or sell...." So, do you own the properties or are you the middleman? Another item that perturbs me somewhat is that many believe since I'm looking for owner financing that I have nothing to put in the game. That's not true. I expect a down payment. I also expect the property may be in need of repairs, which would be fine with me and actually preferable.
"Craigslist is a joke and full of scammers"....You are definitely entitled to your opinion and it's unfortunate that you've had less-than great experiences. Craigslist, for us, is where we contact sellers and assist them in offering their homes as Lease-to-Own properties because they've had no luck using a Realtor (or other methods) in the past. Hundreds of my associate's Lease Purchase deals have been done solely by using Craigslist.
In fact, one seller (who had his property listed by a Realtor for a few months and did a FSBO for another 7 months) that my associate found a quality tenant/buyer for in 8 days, was soooo suprised/shocked that he asked to have a little more time to get his things together to move out. Granted...this is not your typical scenerio, but positive things can happen by using Craigslist.
You just have to take into account that most of the public is not as knowledgable as you and I when it comes to Lease-to-Own deals. Craigslist is still a fairly new outlet for people as well. If it's not a "traditional, retail buy & sell" or if they've been told by their Real Estate Agent/Friend to get 10%+ upfront and only do a lease for 6-12 months, then most of the public gets jittery when someone comes along and wants to do something a little different.

Craigslist is a joke and full of scammers. I have looked there and responded to a number of ads. However, once I start asking intelligent questions the communication stops. Two different posters thereon told me I wasn't the type of buyer they were targeting with their ads. It seems to me that they're looking for people to throw away their money on rent to own and other similar deals where the actual probability of them leading to home ownership is very slim.

If you'd prefer to work with a Realtor, I'm sure that they will find a house for you as well. But in our defense, the sellers & houses we work with ARE "real owner financed or lease option properties" too. One of the reasons that sellers would prefer us to help them is so that they don't have to pay the Commissions that are neccessary when dealing with a Realtor.
I USED TO have my license but found it easier to assist more people with Lease Purchase/creative-type deals than it was while I was handcuffed by my Broker. I'm now able to help people across the country, as opposed to just my local county.
I had glanced at North Palm Beach county on Craigslist for possible houses for you (as there are a few). I'm sure if you look there, you will find a suitable property and Realtor to work with.

Thanks for the responses. I purchased a house some years ago using owner financing and it worked out quite well. The seller received a much higher rate of return on his money than he would have otherwise, and I got into a house with less hassle and a lot less fees. There are varied reasons why a seller would finance the purchase of his house. I don't want to work with a network that handles lease to own or rent to own houses. I would work with a realtor if they have real owner financed or lease option properties. I would not move into a property with just a lease and not the option. In my original post I stated that I would pay up to $2,750 per month total. So, we would have to figure what that would be at full amortization including taxes and insurance. It looks like it would be a house with a value in the $325,000-$400,000 range. I do prefer Jupiter Farms or Palm Beach Country Estates. I don't want anything south of PGA Blvd.

I would be glad to search for you, however I would need more information, What are your parameters (how far north, south, east and west would you consider). Are you interested in subdivisions? Hey there Mr. Consumer.....
My associates and I work specifically on Lease Purchase deals (lease-to-own). It's VERY rare to find sellers on here that will Lease-to-Own their house. (Realtors generally stray away from these type deals) I've personally got BUYERS WAITING for houses but don't have enough to offer them......Go Figure.
If you'd like to shoot me an email or give me a call we can talk offline about maybe putting something together for you. They,(The other people I work with), may have some houses right now that they are currently offering as Lease Purchases.
