Usually, Wamu and other banks require you to make qualified offers through an agent. I always use an agent when purchasing property no matter what the payment terms are. By the way, I recommend Realtor Deb Manning for all Kern County transactions, particularly in Bakersfield.

I would definitely choose an agent to do the offer for me on the CAR forms. The agent will know how to deal with the bank - I am sure the bank has an agent representing them and it would be in your best interest to have an agent represent your best interest.

When purchasing a home, the same form would be used for an all cash offer or one where there will be a mortgage used to purchase the home.

Are you working with an agent? They should be able to review the purchase agreement contract with you so you understand the process as well as where you would indicate that your offer will be and all cash offer. Also remember there are other terms associated in the purchase contract such as the division of city and county transfer tax fees and how those fees are to be divided, the title company information, mediation and arbitration clause and information regarding the length of other disclosures such as the inspection contingency timeframe.

Your Realtor should be able to help you navigate the contract so you can submit the offer to the bank with terms and conditions clearly defined.
