A Property's WORTH is temporarily determined when someone spends their money to buy it:
At that moment in time; the TRUE WORTH is set.

In the absence of a SALE; we use an Appraisal to determine Market Value.

In the Absence of an Appraisal; we use a CMA, (comparative market analysis) to determine value.

A property has no value unless some one willing to spend money and buy that property. The meeting between seller and buyer determines the worth.

Kathy, we beat our brains out with Appraissals, Assessed Values and CMA's, but at the end of the day it is worth what someone is willing to pay.
