Virginia seller responsibility concerning termites and other wood damaging?

What obligations does a Chesterfield County, Virginia seller have concerning termites and other wood damaging insects? Should there be an existing termite bond? Is a bond required under Virginia law? What should buyer state in contract to protect herself?

In the contract that is used for Central VA there's a clause for "Wood Infestation" where it states that the 'seller shal furnish purchaser with an inspection report' however, the seller may state that the property is 'as is' and reports are for information purposes only - so the contract should clearly defined who's responsible

if you get an answer from an agent in that area, that would trump mine. in Northern Virginia, sellers typically do termite inspections; although in distress sales buyers are taking on this responsibility. it became standard at a time when most lenders were requiring an inspection, however, less lenders are requiring it, therefore it is even being waived in many cases. as to the other questions, there is no standard answer. it is whatever the parties agree to. i am not familiar with the term termite bond, however, if a home has been treated for termites (or if it is a new home, perhaps the ground was treated prior to building) it may come with a guarrantee from whomever treated it. hopefully this answer helps you? also, you should definately have your own buyers agent in any transaction and they will advise you on this and oh, so, many other issues
