if you get an answer from an agent in that area, that would trump mine. in Northern Virginia, sellers typically do termite inspections; although in distress sales buyers are taking on this responsibility. it became standard at a time when most lenders were requiring an inspection, however, less lenders are requiring it, therefore it is even being waived in many cases. as to the other questions, there is no standard answer. it is whatever the parties agree to. i am not familiar with the term termite bond, however, if a home has been treated for termites (or if it is a new home, perhaps the ground was treated prior to building) it may come with a guarrantee from whomever treated it. hopefully this answer helps you? also, you should definately have your own buyers agent in any transaction and they will advise you on this and oh, so, many other issues
