How much would an additional bathroom add to a two bedroom 1.5 bath condo (i.e. going from 1.5 to 2.5) in Chicago's Lincoln Park/Lakeview/Bucktown (historical, predownturn estimates are fine) [marble, jacuzzi]. Trying to guage how to set my offer.
I just sold a unit in Lincoln Park that I advised the owners to add an additional bathroom. They followed my advice, and we sold the unit soon thereafter, after the property had been languishing on the market. I can't go into too many details here, but the difference in value between the no.of bathrooms can definately be quantified, however I would need abit more details. The first answer is laughably wrong. Just look at values in any condo building that has both 2/1 and 2/2 units to verify that.
The remaining answers are dead on: you can't generalize about this.
I would have your agent draw up comps in the exact area you are looking in. It would be hard for any of us to give you accurate information without providing us with some more details. (such as which exact location, sq/ft, is it more than one level, etc)

I cannot generalize and to do so might not have any relevance to what you are looking at. I had a similar situation in Lakeview where going from 1 bath to 2 baths added about 25K for comparables, but this might not compare well to your situation....too many other possible variables

If you have an agent, he/she can pull comparable recent sales for greater accuracy. If you don't have any agent we'll be losing sleep.
If its a 2 bedroom unit, the additional full bath is not worth much if anything. If its a three bedroom with ample living and dining space it could be worth $30k.
