Hi, I'm looking for a vacation rental property to purchase in the Naples/Isle of Capri/Marco area. I know some condos do not allow weekly rentals. Would it be better to buy a single family home or have you found that condos are more desirable to the weekly vacation renter? Thanks in advance for your input.
The type of property you select depends on how involved you will be in management and what personal use you desire. There are condos that allow weekly rentals and homes. Your return from rental depends on the type of property and how aggresive you are in rentals. There are a number of flexible rental communites in these areas. I am very active in these communities since many of our clients do rent out their properties. There are certain Condo communities I would suggest that have at least 12x a year rental policy with good amenities that renters look for. There are many housing opportunitites as well, some in gated flexible rental communites that have all the support for successful renting. You need to work with an experienced agent that sells in these communities. I would be happy to help if you are not working with an agent already.

DEPENDS ON WHAT YOU ARE LOOKING FOR PRICE WISE AND LOCATION WISE. D/T CITY ORDINANCES AND HOA'S ALOT OF PLACES HERE DO NOT ALLOW WEEKLY RENTALS. MY ADVICE WOULD BE TO LOOK AT SEASONAL OPTIONS AS YOU WILL MAKE MORE MONEY AND LESS WEAR AND TEAR ON THE PROPERTY.

Weekly vacation rentals are generally low rent communities unless they are on or near the gulf. The more upscale require a minimum of 30 days. If you are, however, thinking of weekly rentals, my suggestion is that you go with a condo.
