UPDATE on Question dated May 7,..what happened to make me flee The Shores RE market like the plague?!?

As mentioned in a prior post I was having difficulty trying to calculate an offer that would both be realistic with the current market as well as a respectful to the Seller. After much time, effort and emotion we decided to make an offer. Our agent who we know for many years both professionally and personally had a much valued opinion in the process. It just so happened that the SA shares the same Broker but is in another office. Our offer was in writing ALL CASH with the standard protocols. Since both agents were "in house" the details of the offer were delivered verbally to the SA. His immediate retort was that another offer greater than ours was presented earlier that morning and the Seller was countering. He then blured"Do your Buyers want to beat the counter" which was then disclosed. Mind you this is a listing with over 600 DOM with only 1 offer EVER presented. There were 8 price reductions which reflected nearly a 40% drop in price... to be continued...
