A good option that is available in Savannah is duplexes. There are a good many to choose from in areas under active restoration. I bought one as an investment in the Thomas Square Streetcar District, also known as the Starland Design District. You have to know the area fairly well because renovation is splotchy right now, but certain pockets are doing well.
