Trying to buy house/ got property record with survey & realized the agent's overestimated sq. footage by 2000 square feet & won't

Maybe the agent knows more than you think. They might have measured it and come up with the difference. A survey shows the footprint and there could be finished space that has been added after the property record (not sure what that is) was done. Are you interested in the house and making an offer, if not I am not sure of your concern.

My recommendation would be to to ask for a professional measurement on the house as a contingency of your offer. Also, any appraisal done will include a sqft measurement.
