Townelake Single Family homes @ Sayerville

We are looking to buy a single family house (4BR 2.5Bath, ~$450K) in NJ with acceptable (60-75 mins) door to door commutable distance to NYC. Sayerville Townelake development looks interesting. Both old and new construction house prices there seem to be minimum $500k. Both of us work in NYC (downtown and uptown) and have no kids yet. We understand the schools are not that super, but average enough. Taxes seems to be around $10,000/yr.

Any advise on Townelake development about flood watch (can not understand FEMA flood maps), crime rate (4 miles far from WindingWoods apartments), resale value, schools? Heard the student/teacher ratio is high. Anything to worry about the power transmission tower lines going through the community. Also read some lawsuits about water causing cancer.

Any advise or information greatly appreciated. Thanks in advance.

Hi NY,

I know your dilemma. I moved from Brooklyn to NJ in 2001. I needed a good commute and great town, good schools. I researched everything and came up with East Brunswick. 35 miles to Manhattan, 30 miles into Brooklyn. Commute can range by bus and train, 60 - 75 minutes depending upon where upon where you need to be. I also looked at schools, Blue Ribbon schools and some of the best around. All in all a great town.

When I show homes I also point out all the attributes of the town we are seeing and I try to get people familiar with the area a bit more than just driving through.

The lowest priced model is $499,000, though, which is a bit above your budget.. There are several very commutable communities in the areas surrounding Sayerville, with several homes closer to your price range. Trains and buses are both options and there are even a couple of affordable areas that offer ferry transportation (great for downtown commuting). Have you considered other areas such as colonia, edison,or maybe even marlboro.
All have high rated school systems.
As a real estate professional some of your questions I can not answer. Other questions you seem to have answered your own question and as a professional I cannot put my 2 cents in.
