Toll Brothers - Walpole Estates...does anyone have any information or insight into dealing with the builders?

I have been up there a few times. My understanding is that there is a base package and then add ons. Be very careful to pre determine what's paid for in the base price and what is an add-on. Overall, Toll Brothers is a good company. The CEO is well respected, and they tend to have good access to capital. When dealing with builders, especially in rough economic times, you should always be cautious about putting down a deposit with a company that may be in financial troubles. For example, see several of the Florida home builders that took deposits from buyers but did not fulfill contracts. I don't think that this is a risk with Toll, but something to consider.

Buying a new home and having it built is an exciting time. There are any concerns that you should have adressed prior to entering into an agreement. Builders love custmers who make changes after the home is started is this becomes a huge profit area. Make certain that you have very detailed architectual drawings a full set of blueprnts is ideal. Also you must know what your allowances are, obtain detailed specs, understand if there are protective covenants, know the resale values of the development etc. Toll Brothers is or will be announcing that there profits are down dramatically and their housig starts are off by about 50%. Take a look at their stock to get an idea. They are publicly traded under the ticker "TOL" If they are having financial trouble it may lead to shortcuts, product substitutions, delays etc.

It would be best to have an experienced agent represent you. It won't cost you any more.

First piece of advice, hire a buyer agent regardless. It is much better to have someone representing your interests than the person working at the sales office.

Toll Brothers is a huge publicly traded company and very well known in the builder world - probably one of the biggest in the country. They are luxury builders and did that famous cross promo with Martha Stewart right when she got out of the slammer (she had a hand in the design)

The company has gotten beaten up with the national market crisis but overall they do good stuff.

Take a walk around the neighborhood, and ask the current homeowners about their experience. Also check the BBB web site.
