This question regards buying a house vs buying a condo in the West Hartford area

Marilyn
Home Buyer

I am a 53-year old woman who has lived in apartments/condos for my entire adult life in the New York City metro area. I am thinking of relocating to the West Hartford area, because it is on a list of good small cities to live in and is still in the northeast. Never having owned a house, I'm thinking a condo would be best - but it doesn't seem that there is a big selection of condos in the area from what I've seen on the internet. Any advice? Price range is up to 300K

Hi Marilyn,

West Hartford is a great place to live, I can attest to the fact because I am a current resident and was born and raised here. Whenever considering relocation it is in your best interest to work with a seasoned real estate professional who intimately knows the area you are considering moving to. There are quite a few options in your price range for single family homes and condos so I recommend that you choose a good, local Realtor to speak to and help you with all of your questions as well as your home search. If you would like to speak with me you can reach me anytime at 860-982-0288.

Best of luck!

Hi Marilyn

As a fellow New Yorker myself, I moved to West Hartford in '98 and lived there for 6 years. It is a nice town and has some great amenities, which also come with higher taxes than some of the surrounding towns. It is a very densely populated town, which you may like, coming from the New York City metro area. Drop me a line and I would be happy to help a fellow New Yorker out!

With a house you have a lot more privacy then a condo. Check out my web reference and contact me if you want more info.

Marilyn,

We would like the chance to be interviewed by you as well. My husband I work as a team which is very beneficial to our clients. Why have 1 person working for you when you can have 2 people available to show you properties. My husband and I have many innovative tools to help in the buying process. We have many references for you to contact that will show how we operate. We look forward to hearing from you.

Hello Marilyn,

As Dan said so well below, you are already familiar with the aspect of condo and apartment living being one where the condo association almost always takes care of the exterior from landscaping to snow removal to trash removal, etc. Yet, West Hartford, which you spotted, is also a lovely community of single family homes and diverse suburban neighborhoods.

What caught my eye in your question was your opinion on West Hartford perhaps not having as large a selection of condos as you might have expected. Coming from NYC area, perhaps that is so compared to that metropolis, but I just offer a suggestion to you that many consumers seem to overlook: Don't just look on internet sites that offer "some" listings but not all. Trulia only captures listings from some realtor providers and from people who enter or enhance their individual listings on its site. Venture out and seek the site of a major real estate broker company of the MLS. There you will find every condo listing that is shared among the brokerage community. Trulia has wonderful supplements to other sites, but they are not a brokerage company and do depend on others. My brokerage site is below; you probably recognize the Coldwell Banker Residential Brokerage name as a major player and being in every state; but there are of other good major brokerage houses of course.

To give you an idea of what is currently available, I put together for you a listing of all West Hartford condos on the market with a listing price of $200,000 to a few thousand more than the top you what to pay. There are about 25. Here is a link that you can copy and paste into a browser and look at to see brief info on each listing, including a map showing its location within the town.

Naturally, my colleagues who have responded to your question and I are all interested in developing business, so we are eager to help people like you who are seeking answers to questions and ultimately seeking to move to our market area. An important thing for you will be to choose someone to help you in your search and offer advice, suggestions and ultimately be keen in negotiating so as to get you the best home at the best price and terms. Good luck with that (and naturally I would love to have you interview me for the job of working for you!).

Marilyn,
If you are accustomed to living in apartments and condos, then you are familiar with the pros and cons of that lifestyle. The biggest differences will be in the care and maintenance of a house, and the lack of a common fee. Which option is best for you will depend on what you want most from your living arrangements, and what you are will to do to have that. If you would like to discuss what things mean most to you, i.e. privacy, proximity to amenities, fees, yard work and gardening, community, etc,

West Hartford is a nice place to live, however there are other towns in the area that you might find equally as nice. It's all a matter of what factors you deem most important in that choice.

I would be happy to work with you to help you explore the possibilities, and to help you find the property that best suits you. I can be reached at (800) 525-7793x1002 or (860) 736-1002 or danross@c21-accessamerica.com.
