Thinking of putting in an offer on 15546 W Whitton Ave. pebble creek area, asking 379 seems high?

Should we pay for a appraisal first? This looks like a great place to spend the winter instead of MN. I should rent for a few months first to see if this is the right location and $$ to spend??

This does seem high, however is a great place to spend the winter! There are many other homes available in the valley that are great locations for much less!

Have you considered other areas? Several of my buyers are looking at Anthem! That is if you do not have to transit to Phoenix every day for employment! Very new clean community with many amenities!

FIRST ANSWER

You should be working with a buyer agent who can review recent comparable sales to see if the asking price is reasonable, and help you determine a fair offer. If you are paying cash, you should require an appraisal contingency after acceptance to confirm you are not paying too much. If borrowing, your lender will require an appraisal to produce a value that is in line with the purchase price. In both cases, you can cancel if the appraisal is not in line with purchase price (assuming you are using the standard AAR purchase contract with these contingencies spelled out).

Yes, if you are not sure this is the right area for you, then renting for awhile may be best.
