concern about the busy street, but it is a house that I can afford at this time. Any suggestions? willl I have a hard time reselling it in the future?

Thank you all. All of these opinions make a lot of sense. We are hoping to stay in there for few years, aproximately seven, if not more. We are definately working with an agent, who has been a great help. We made the offer knowing that the house is perfect for the time being, we just have to put a pretty good fence as soon as we move in because we have a dog and a ten month old. Thanks

The seller probably had the same concerns as yours when he bought the house. Ultimately, he must have determined it to be a good value.

Traditionally, houses on main roads take longer to sell and sell for less than comparable homes on side streets. I listed and sold a house on Route 45 last year. It had been listed with another agent for six months and didn't sell. I listed it at a significantly lower price than the original listing. I also lower the price twice. In the end, 2 buyers bidded against each other for the property. The final selling price was above the last asking price. It took 3 months to get the accepted offer. So, as Ralph said, location does matter but it has to be reflected in the price.

It the house is a good value, meets your needs and you can comfortably afford it, make the offer.

Location, location, location. The three big words in real estate. The location of this home will always be a factor. With that said, there are many factors to consider when purchasing any home. If you're thinking of staying put for quite some time, then the location may not be such a factor because you will be paying off your mortgage and hopefully the property will increase in value. The price and condition of the home may also be a consideration. Finally, if this is one of the only homes that you can afford, ultimately, I think it's better to buy rather than not buy - especially given the current market conditions. Good luck. When the time comes for you to sell in the future, the buyer will be in the same situation you are in right now.
Homes on streets with a double yellow lines are priced less than comperable homes on streets without lines. Sometimes as much as $ 10,000 less. I would advise you to get a Realtor to make the offer for you.
Most buyers are not aware that when you make an offer on a home directly with the selling agent you are not represented. The agent is looking out for the sellers best interest and not yours.
The main reason buyers dont want a Realtor to represent them is because they think that they will have to pay them a commission. In fact, the sellers pays the realtor's commission.

When you work with a Realtor as a buyers agent (representing you) , you get someone that is a professional negotiator that's familiar with the process working on your behalf.
