Once you see what you qualify for the next step would be to start looking. Although it is a year away you can start looking to see what areas best fit your needs. I have a great website for you if you want to start browsing at your own pace. Also I have a fantastic video of the area. If you would like for me to send it to you I will. In the 90k price range you will find something I am sure. Take a look at my profile to see if you would be interested in working with me. Have a great week.

A lot goes into the purchase of a home. Working with a qualified broker is critical just like working with a qualified mortgage rep. Send me an email and I will refer you to a wonderful mortgage rep who can assist you with the finances. Once you are ready, I can start sending you the available inventory matching your criteria.
Don't worry, I'm not a pesky broker. I'll only send you what you want when you want it.

The job situation would be the biggest hurdle I would say, Would you be working in the same line of business when you come down here? Cause as long as you are then most lenders are OK with that.
Your credit usually needs to be over 640 (there might be some exceptions to this). I have a very good lender that can take a look at your paperwork and give us an idea as to what we can expect.
Below is the link to similar properties that are actually for sale in that area:

Thanks for your question. As some of the other have said check with a lender. They will let you know what you can afford and if there are any red flags they can give you some guidance. Make sure you check your credit report too as today there are many mistakes on those reports. In some cases it take time to clean the mistakes up. So work your plan and then start looking for property.

I think the first thing you should do is contact a mortgage broker or bank when your credit has recov ered and see what loan you can get. With a conventional mortgage (ie putting 20% down) you should have some advantages.
Hurdles these days are not possible to forecast! So many ridiculous hurdles ....
Being SELF EMPLOYED is a major RED FLAG in this 2013 anti-self-employed, Obama over-regulation nation and the crippling effects of this DODD FRANK REFORM ACT (i.e. Death Star for borrowing)
However, despite Obama's efforts to eliminate credit for self-employed borrowers, there are still options.
