By the way, if you monitor foreign currency such as Indian Ruby, Chinese Yuan, Taiwanese NTD, ...etc, and knowing that Greater Edison NJ area has great connections to immigrants from those area, e.g. Edison is the most Indian population dense township in the US, Edison has FOUR Chinese schools, Edison mayor is Korean American, ...etc. You will suddenly realize it is NOT a bubble here...

Buyers from those countries, yes like mother in law of my friend from Taiwan came to buy condo at Edison, feel Edison is good investment, why? although price very stable not drop, but with respect to Taiwanese dollars, the price has been getting lower.

This is similar to Manhattan condos sold so many last Xmas time, why? many buyers from Europe, and the Euro dollar jump 60% with respect to US dollars, so even the Manhattan condo price did not drop, it is still a great deal to European buyers. And, as you can guess, New Yorkers sold their $1.5 million dollar condo may come to NJ to buy big home near NYC Train Stn like Edison.

What kind of connections you got in Virginia?

I know Atlanta GA has huge connection to India, e.g. my Indian friends told me almost all big India companies has US function there, and there is very convenient fly to Indian from there like in NJ. So, I would not be surprised that Atlanta real estate very stable and even with some appreciation for past years. Not sure about other area in GA though.

I think the trend of the real estate after 911 is that condo/townhouse can walk to train or near train is very desirable, and as gas price surges, the homes near NYC train stn became pearl ... as more people commute with train or nyc bus, and parking lots are a big problem. So, if you can "walk to" nyc bus or train, that you save the money of 2nd car, of course, gas and parking cost too.

For more matured families, I think the trend would be on "home can walk to schools", why? if you have kids and living in a place can not walk to school, you will have to at least give your kid TWO RIDES every day, meaning, your wife can not be working, or need another car ...etc. and of course gas. Now, if you live in a place that can WALK to schools. Wow! your life is amazingly easy.

So, if your kid going to Middlesex Academy of Science, the new high school found in 2004 and obtained #1 in NJ Science League Competition on Physics, right at Middlesex County College, you may have many years of great life for you and your wife and of course for YOUR KIDS!.

So, as I see, people buying Centerplace at Edison is buying the easy access of to high school; they are buying the future of kids and saving of life time waste and lots of college level resource. e.g. you can take a swimming course at MCC, and once a night use the nice facility there at super low cost.

Love real estate? took a real estate license course at MCC right next home once a week? like to do plumbing? get a license trur course there....etc. So, you are buying the high school and college environment of your kids.

How about investment? If you rent out your 3br townhouse at Centerplace to family with kids going to Middlesex Academy of Science, you are very sure they will stay for 4 years or more, say, also going to MCC for first 2 year for free NJ Stars program.

latest update on this...

they released 12 townhomes....6 are sold/blocked as of today evening.....this happened in 7 days since opening....

dont know if it suggests high or low demand....
last time they sold 48 townhomes in 3 hours!! (at 11% less )
