I am reiterating what someone else said, contact the Managing Broker and explain the situation and see if they can place you with another Realtor.

By all means, contact another broker. Any realtor who can't explain a purchase agreement to you and write an offer in a timely fashion is not acting in your best interest. If you have a buyer broker agreement, terminate it and locate an experienced full time agent who will take the time to explain all the docuements involved and submit your offer as soon as possible.

Unfortunatley, based on your info, there are agents out there (sometimes I feel a high percentage) that are not prepared to handle all the facets of a homes sale. As a Realtor, I, as well as most people, have faced personal issues while in real estate transactions and that cannot be commented on since we don't know the individual's circumstances. However, you should never let someone represent you in a real estate transaction that does not know all the legalities and forms required for a smooth transaction.

I would contact the agents company and report the situation to the managing broker. He may be able to assist you further, or assign you another broker to represent you. You may also contact the agent that had the home listed and ask if an offer was presented on your behalf, and the current status. He should also be able to supply you with a copy, if in fact your offer was even presented. In my opinion the contract (offer) should have been explained to you at the time the offer was signed. Also...any true professional should have another agent/broker cover for them if a personal situation developes that leaves them unable to function. Your transaction should continue, just as if your original agent was there.

Definitely get another broker. Personal problems or not, the broker should be a professional. Each brokerage office has a Managing Broker who oversees all of the brokers in their office. I would contact the managing broker and relay the incident. You can also contact the listing broker and find out if an offer was presented. If the offer was not presented then you have the ability to negotiate with the listing broker, and possibly have them write the offer. How ever you want to operate make sure that you are represented by a broker.

Holy Smokes! It's been a week since you told the agent you wanted to make an offer?? Call the local mortuary. He/She is either dead or dying. Something is seriously wrong here.
Call the broker IMMEDIATELY! You need a professional. IF the broker can't help you - be sure you are not in some kind of "Buyer Agency Contract". Buying from another broker could be very costly to you. Move on this quickly - but - be careful you have not gotten yourself into a situation where you owe the first agent money. Chances are you did not sign something like that but be cautious. Check it out before making an offer through somebody else.

HOWEVER, HE MUST HAVE SERIOUS PERSONAL PROBLEMS BUT HE DID SHOW YOU WHAT YOU WERE LOOKING FOR AND I FEEL THAT YOU SHOULD CONTACT HIS MANAGER OR BROKER IN ORDER TO GET THIS TRANSACTION TAKEN CARE OF IMMEDIATELY.

I believe all of the responses here are helpful. Here's another suggestion, call your mortgage professional who gave you the pre-approval and have him call the real estate agent and get to the bottom of the issue. I guarantee you he or she will make this call on your behalf and get to the core issue 9 (his commission is at stake as well). The rela estate agent isn't going to want his name stained in the real estate community. If you can't get any answers aftre that, call the office manager or broker for the branch and explain your position.

All offers should be in writing. I would suggest that you specifically ask your broker when or if he/she intends on writing the offer for you to sign (execute). If that answer is not within your timeframe, then I would release him/her from their duties (so long as you have not executed a buyer broker agreement) and locate another realtor who can meet your needs.

You are the client. Situations can arise where realtors have disruptions in their time schedules and unexpected interruptions in the plans; however, a seasoned professional would get another realtor to meet you if he or she was unable to meet "your" needs.

You should pursue working with a realtor who you believe is best representing you and if this agent is not the one - as we say in Kentucky - let'em go!

You should feel completely confident with your Realtor. If the relationship has gone south with no chance of reconciling, I would ask him to cancel the offer and find a new agent.

If you have a Buyer Broker signed with this Agent on that particuolar home tham your hands are tied unless the Agent is willing to let you out of contract. The Agent(if not having time or personal issues) should have another Agent in their office write the offer for you would be my suggestion. Even with all the doom and gloom in the papers(in Ct anyway) homes are selling if priced correctly and if this home falls in that category, there might be the chance that someone else may get to it first....

Personal issues aside, it is his responsibility to read and learn the contract immediately so you can move on with the offer. A successful business cannot stop operating because someone does not show up for work. This is about you right now, get another broker.

I think you should ask one more time and then move on with another agent. Let the agent know
you don't want to miss this one and need a contract today!

The best thing you can do in the buying process is to find a full time, serious real estate professional. It sounds to me like he is neither one of these. You may want to contact his broker to get more of the story and don't be afraid to tell the broker what has happended to you. It is possible the broker may have a good explanation for this agent, or the broker will be able to place your file with a different agent that will serve you better.

Do you have a written Buyer Broker Agreement with this broker? Are they working underneath a Qualifying broker at their office? If you have a Buyer Broker Agreement with this broker then ask them to send you a termination. Sounds like you have not signed anything including a contract. Check with the Qualifying Broker in their office (if they are not the qualifying broker) to see if the Qualifying broker can assign you to another broker that can write up explain, and submit the offer for you. You need a Realtor to explain the contract to you, by law that is one of their obligations. By all means check with another local company that can be in compliance with your state laws on how to proceed.

Call his broker sap! In Wisconsin as a buyer or seller you have options on how you can be represented, you can ask for another agent to write your offer. Where do you live?

It sounds like this broker is unavailable for you right now. If you signed a Buyer's Brokerage Agreement with him/her, you need to put it in writing that you wish to terminate this agreement before you start to look for another realtor. Perhaps this broker can refer you to someone who is available right now to make the offer on this home. If not, look for someone on your own who can work for you immediately in making this offer.

Jan your broker doesn't sound to me like he is doing a competent job for you. He should NOT have written a contract for you without you being write their with him/her going over it line by line. Wow, I can't imagine a broker not getting back to you for a week. If you have not signed any contracts or agreements with this broker, you are not obligated to use his services. I would make a valid attempt to reach him, or his broker immediately. Also, unless you signed an offer to purchase, and it was signed and accepted by the seller, there is no contract.
Sounds like some persistance is needed if you want to make sure to get this property.

It would seem from the information you have given that your broker has some more important issues at this time. He should have brought you a contract to sign and submit it to the selling agent. Have you been specific with him? If he says he is unable to act on your behalf now, you probably need to find an agent who can.
