economy, they can not help us no matter what until my husbands score is 580. (new creiteria from Fanie mae?) Will we find this same answer from all mortgage companies? My score is a 594, and his is a 570. Any suggestions? Thanks!

This is the wrong mortgage company for you.
This is perhaps possible today, but you are very close.
A good loan officer will tell you the steps you need to take to increase your scores.
You may need to pay off a few bills, pay everything on time for a few months, settle old debts, etc.
If you need a little extra cash to make this happen, the holidays are an excellent time to consider this.
You may want to work weekends, or nights to pick up extra cash to pay off this or that bill or debt.
You may want to give yourself a "house" for the holidays instead of spending the tradititional ways.
Your loan officer should give you ideas about which items will be the most effective though to raise your credit score.
Keep working at it you are almost there.

I am hoping that some of the mortgage brokers that are on this forum answer your question. However, from what I understand that is the criteria in my area as well. Loan requirements have really tightened up and it is making it difficult for a large portion of the buyers in the market. I wish you much luck and success.
