The main question is why you are purchasing a lot, business or residence? Then why Kettleman? Are you looking at a business there then possibly it could be what you want but more information is needed to fully answer your question.

Hello. I grew up in Avenal, Ca... (about 15 min away from Kettleman)... so I know the area and the people. I can tell you that living in the Valley, is living in the Valley to most - regardless if it is Kettleman, Avenal, Hanford or Lemoore... However, Kettleman has no High School, so if you have kids, they will either have to take the bus or you will have to drive them over to Avenal. Kettleman is a mostly blue-collar/migrant population. I personally don't mind that, but the City does not bring in a lot of revenue, so things like street signs or road repairs may be a little slow. The water is questionable, so factor in buying bottled... and I have not seen property values increase significantly in the last 25 years (not even during the boom a few years back)...so don't plan on a quick and tidy re-sale. Bottom line, if it is your dream home and you are a single adult who plans to stay for the next 25 years, probably a nice way to build your dream home at a low cost. However, if you are young, maybe planning on a family, etc... you might want to stick to a town where your property value will rise and you are sure to gain equity out of your home in the next 5-10 years.. In that case, I would recommend Hanford.... MAYBE Avenal or Coalinga... if you can hold out closer to 10 years to gain good equity. PS - feel free to check out our home in the link below. We were pleased to see our equity go up, living in Coalinga... Now we are planning on moving into something a bit larger...

If building a new home in Kettleman City fits your needs and is convenient, and you plan to be there quite some time, by all means go for it. However, financially it would probably NOT be a good decision. There are NO new or comparable homes in Kettleman, which brings into play the principle of Regression - Your neighboring properties will tend to decrease the value of yours.
