approach this a different way.
If you were going to live within 15-20 minutes of the French Quarter area, wanted a house with 1200-2000SF, built before say 1950s (perfer earlier) with a yard. Can be a fixer upper in the 200-300k range. Which neighborhood would you chose? Gentrifying would be great as long as it's somewhat safe. Walk to stores, restaurants, etc would be a plus. Can this be done?

The other suggestions are good ones. If you want to stay on the Peninsula, then Wagener Terrace is a good place to look. Check out MLS #2738892. Chip's idea of Old Mount Pleasant is a good idea, too. It is adjacent to the Old Village of Mount Pleasant which is a charming community on the Charleston Harbor. At the center of the Old Village are shops, and restaurants. You could potentially walk there from Old Mount Pleasant depending on the exact location. Chip has a listing in Old Mount Pleasant that would fit your criteria - MLS # 2732912. Taking a look at some of the provided MLS #'s will at least give you an idea of what you get for the money. 15-20 Min from the French Quarter area opens up a lot of options. The $200K-$300K part is a little bit more restricting but I'd say that James Island is probably going to be your best bet. It's just a quick drive across a causeway, over the Ashely River. Specifically on James Island, one of the more desirable and established neighborhoods is RIVERLAND TERRACE. This neighborhood is one of the best on James Island and has a lot to offer including a public boat ramp, proximity to some great restaurants, stores and even a theater that shows a lot of great indie movies. It's also adjacet to Charleston's Municipal golf course. You can walk right over! Architecture is cottage style with most of the homes being built in the 40's and 50's. Yards are big and GIANT live oaks line the streets. The main road in, Wappoo drive is now known as "The Avenue of the Oaks". Prices here are typically quite a bit higher then you are looking to spend but, there are some deals to be had if you are open to updating. Here are some MLS #'s of some listings that might fit your criteria: 2808132 2736846 2803865 They range from $259K-$289K which is excellent for Riverland. Most of the other homes on these blocks are in the mid to high $300's and the larger ones (maybe you could expand these) would be deep in the $400k's. There are a number of great areas...as mentioned Byrnes Down, Riverland Terrace on James Island, Old Mt Pleasant, and Bayview Acres in Mt Pleasant just to name a few. Definitely, if schools are important, keep them in mind. It is a great time to buy!

You should look in the neighborhood called Byrnes Down. All the homes are built in the 1940's, and range in size 900 sf to 2000 sf. Current actives are $199,000 to $475,000. It is the very first neighborhood after you cross the Ashley River Bridge into West of the Ashley. It is definately withing 15 minutes of the French Quarter. Another neighborhood in the same area is Moreland (1950's, 1300-2100sf, $275,000 to $500,000). South Windemere is similar, but newer and a little more expensive than your state range of interest. These areas are highly desirable due to the exceptional school district, and very close shopping, restaurants, and proximity to downtown.
