Thanks for your answer I understand that the realtor doesn't work for free, but usually the seller pay the commision to realtor, not the buyer.

In Texas it is customary for the seller to pay all real estate commissions, including the buyer' agent. It may be different in GA, but I don't think so.

In general: the seller pays the entire commission to the listing agent. The listing agent shares a portion of the commission with the agent who represents the buyer.

There are variations.

That is not always the case. Your an out of state or country buyer. It is between you and the Realtor you hire. Pick 1 Realtor and work with them only.
