It looks BADLY OVERPRICED for that area. I am familiar with it - a very close friend has lived there for years and I've been up there many times. That is very small square footage for a very high price in that area.

Here's the whole listing of properties in that zip code between $250K and $360K.

Ask your agent to conduct a thourough market analysis, and leave the rest to the appraisal.
About the pool, Make sure you can build a pool, find out the local zoning and permit requirements, It is very important to communicate with your agent. Good luck

FIRST ANSWER

I would consult with your buyers agent. Concentrate on what the other properties in the area have sold more. That info is more relevant than what the listing price is. Sometimes a listing price is wayyyyyy too high and sometimes it is priced below market for a quick sale.
