Suggestions needed to find the perfect buyer agent!

Asked by Tamara, Philadelphia, PA Fri Mar 11, 2011

I'm a first time homebuyer who is new to Philly but specifically looking in Olney, Lawncrest, Oak Lane area for my new home. The money I am looking to spend (and been preapproved for) is not considered large to most people. And I am fairly certain of what I'm looking for and have found a few options online that appear to be nice. My problem is that I don't know where to find a suitable agent to guide me through the process. This person needs to be patient, knowledgeable, very honest, and perhaps most importantly respectful that although I'm not spending a half a million this is still the biggest purchase of my life so far! Where can I find this agent? Any recommendations?? I contacted someone after viewing their profile and was basically brushed off so I'm even more worried now. Please help I'm ready to get started asap!

Help the community by answering this question:

1. Interview a number of agents.
2. Who do you feel COMFORTABLE WITH?

That's it! You need to find someone who you trust, who you can get a hold of when you need them and who knows what they are doing. Don't sign with someone who brushes you off or doesn't have time for you.

Hi Tamara,

I can help you, I work in those area all the time. My office is located in Oak Lane. I am a full-time agent and real estate is all I do. Some agents only list properties because they have another jobs. I am available to my customers 9am to 8pm Monday thru Saturday. This is what I do, and I love it. I would love to see your smile at the settlement table when you get the keys to your first home.

Hello Tamara,

Buying your first home is exciting and should be a rewarding experience. No agent should give you the brush off. I've helped many first time buyers find their dream home. It doesn't have to cost half a million to be a great house. Your satisfaction should be your agent's #1 priority. Remember, your agent's job is make the process easy and to find you what you want.

Interview three agents.See if they are available to show homes at times that are suitable for you. You might want to see in evenings and the agent may not be working in the evenings etc. also see if they return phone calls in timely manner and if they are familiar with the neighborhood, Check out their web site and blog .

Hello Tamara,

I know of one that fits that criteria. I myself am a mortgage broker and work with several Realtors in and outside of the city. I'd be happy to refer someone who I think would fit your needs.

Here is a blog I wrote on finding an agent.

How to find the right real estate agent when buying a home

When you want to begin looking for a home, you will need to find a Realtor. First you should ask friends, relatives, or co-workers for a recommendation. Have them describe their experience with the agent and ask why they are recommending that person. You want to choose someone that you feel comfortable in working with.

It is not as important to find a Realtor who has sold the most homes, has the most experience or works for the largest and most well-known company as it is to find someone that is professional. You want an agent that will listen to you, uses ethical conduct, and knows the market.

You can also attend open houses and meet real estate agents. See how they interact with you and answer your questions. Pay attention to how they show the home. Take notes and collect business cards. Then you can compare the agents you saw.

Look at web sites of Realtors or real estate agents. Read any testimonials they have. Call them up and ask questions about their experience and how they work with buyers. Get a feel for them and what they can do for you.

You also want an agent that will work within your schedule. Most of the time it needs to be someone who works as an agent full-time. They are available days, nights, and weekends. Not all agents work the same way. Find one that you are comfortable with. Trust your instincts.

Here are a few suggestions other than the internet.

Drive the area you're interested in and see if you see a particular agents name present on signs in that neighborhood - tells you they specialize there!

If you drive by on a Saturday, you could possibly see one of the Seller's outside. Stop and ask their opinion about hiring that particular agent. Ask how they like the service they're receiving. Getting information straight from one of the agents clients is huge!

If you like what you hear, call and schedule a face-to-face with the agent.

Home buying requires a little work from the Buyer. It's like any other job out there - you have to go through an application and interview process - a good agent would admire your diligence.

Local newspapers usually have a Real Estate section that features area agents at times.....again, interview them!

Best of luck!

Consider interviewing in person a few local agents, or as many as needed from different realty companies, then choose the one you like best; ask about scheduling around your needs, who will choose the properties to be seen, can you expect updates on new listings and recently sold properties, and how often will communication occur, etc. Ask about current sales in your areas of interest, negotiating strategies, etc.; choose your agent with care.

Good Morning Ms. Tamara,

How are you? Thank you for your inquiry. It is a good thing that you have gotten pre-approved already, but what I recommend is to get a couple of more 2nd opinions on different lenders to compare their rates and fees and especially making sure to get the more reputable ones that knows how to close deals on time and not delay settlement due to last minute discrepancies. We have a reputable direct mortgage lender working in our Century 21 office and close all of our deals on time! If you're interested, please feel free to let me know and I'll be more than happy to refer you to them.

If you are not currently working with an agent and would like the most up-to-date hottest listings on the market, please let me know and I'll be more than happy to assist and guide you through your process.
