i was little interested about one typology of the homes that Pulte is building in this Cond, the Monteverde (2129sqft, 4th floor with elevator and lake view).
What do you think about this builder? Is it Serious and good quality of building?
The seller said that i can rent for about 1750 USD for month very easily, is not too much?
Paying cash make 30k USD discount, no closing cost and 1 yr HOA free..... The house is just ready.
What do u think?
The other 2 choices are Compass bay KB home and OAK Water Resort (both cheaper)

Pulte is Great! Rental quote is too High! The $1750 dlls a month seems more what the Tenant is going to spend in gasoline for living so FAR!
You need to have a Buyers Agent that works hard for you and you are going to end Saving MORE!
As Seller, Seller Agents or Builder Reps DO NOT represent you, everytime that you go by yourself to them, most of the times you will hear "the wonders" about the place they are trying to sell to you. A Buyers Agent will not cost you because they are paid by the Seller of the house that is being Sold.
Cash is the KING! and if you have it, I will be glad to find good deals for you! I will make a commission, and you will buy a Great Home!

We would agree with the fact that Pulte is a reputable builder. They have been around for a long time and a buyers generally are very pleased with the product. This does not mean there will be no problems or flaws in workmanshp.
As previously mentioned, we would consider the builder's rental fee quote as inflated. Any plans you make should include accurate rental information that comes from some source other than the builder. We recommend being in touch with several rental management companies in the area for the best understanding of the rental market.

I would like buy 1-2 homes as an investment. Long or short rent? I understood the differents but honestly i still didnt understood which one could be better. I dont want take the risk, at end of yr, to pay a lot of HOA, Tax, Insurance, mainenance....etc etc
Somebody suggest new condo, other second-hand villas. Who say long rent is the best, other say the opposite. So I'm little confused.
A friend of mine bought 2 new homes, Still under construction, in Compass bay and in Stonebridge. But he doesent have problems of money if the investment will be no good :)
In the same situation are some my friends, but it's only me that is trying to find the best solution, They trust me.

Pulte has been around for a while and I used to sell a lot of their homes down in West Palm Beach. In my opinion I would chose a Pulte home over the other two builders you mentioned.
I agree with Greg about the seller's rental claims. I wouldn't go for his word on what you can get for rent. Have a good buyers agent send you real rental comps in the area and you'll see exactly what rents are really going for.
You should really be working with a buyers agent Alessandro, especially being that you're in Itlay. There are so many qualified Realtors that have experience working with foreign nationals buyers such as your self that could give you free representation.
Remember, the seller does not have your best interest in mind. Just their own.

Also here it depends on what you want from the investment whether it is long term or short, How much gain on investment are you looking for?
these are all questions you need to ask especialy in todays economy where we don't know whats going to happen tomorrow in the market

Pulte Homes has a good reputation for their building. However I wouldn't beleive a word out of any seller's mouth (especially a builder) about possible rental income. If you are planning on renting the property, have your agent research the rental comps and likelyhood of being able to rent for what price.
If you do not have a buyer's agent, GET ONE. You do not need to be purchasing from 1000+ miles away and simply be taking what a seller says at face value.
