My husband and I both work in Chesterfield, and are wanting to buy a home within reasonable commutingdistance. We can't decide where we should look - St. Louis County (with better schools, but where we could afford less house) or St. Charles county (with not as good schools, but where we could afford a nicer home.) Our price range is around 200,000 to 250,000. We need help!!!
I have clients who go through this all the time. Many look in both areas, evaluate the schools in both areas then determine which area fits their needs the best. Each family has individual unique needs, so there is no one right answer. Sometimes one school district will have a particular program that is perfect for a family, or perhaps they prefer to be closer to church or a relative. Sometimes the driving distance to work wins out or perhaps it's when they find THAT house that they know the decision is made. The particular area that you decide on in St Louis County or St Charles county determines if the resale value is holding well or not and how they are priced. I faced the same decision 6 years ago. My girls already attended the Rockwood school district (Lafayette High School). At that time I found our perfect home in St. Charles County (for a lot less than it would of cost in St. Louis County) and have been very happy with the area and the schools my children graduated from. The lower house payment allowed us to participate in more activities and save more towards college. This doesn't necessarily mean that is the best option for your family. I think it really does depend on the particular student and how they apply themselves in any given situation. Opportunities exist everywhere, it's up to the student to take advantage of them.
With that said, I would be happy to show you homes in both counties to help you make the decision that best suites your family and lifestyle. I would stick with St. Louis County, right now prices are so low you are going to get the best deal on a home. Also, if you buy in St. Charles, you might get a little more house, but you will pay for it when you go to re-sell. I am a mother who also looked for homes some with good schools and some with not so good schools. Always remember the school is as good as the student would like it to be. Most schools have a format that they must go by, the student will put as much into the school as the school requires, I have seen students whom I have worked with come from a not so good school to be prize students and get into Georgetown University in their Jr. Year. So I would say it is up to you, do you want to live in a nice home where the children in the neighborhood come from good families or would you like to live in an area of more affordability and better schools. It is a tough call, but I have been there My daughter went to a not so good school to start with and graduated then went on the work for the Government, she now works for the Department of Defense.
