Split level or Ranch ,which one has higher appreciation, Ranch has 200 sq,ft. more area.

Agree that a market evaluation is always best however assuming all variables are the same, as in location, updates, size my opinion is a ranch would sell more quickly with a greater upside, as true ranches are hard to come by in Wilmette and are appealing to empty nesters interested in staying in the area however tired of doing stairs.

A market analysis has to be done. It could go either way. It depends on the lot size too, the location in Wilmette and if many updates are done as well as the age of the property. I have been a resident of the Chicago North Shore and Realtor for many years if you need help.

Keep in mind that the split level will count the lower level space in their square foot count even though the space maybe below grade while the ranch will not. The ranch may actually much larger than the split level home when you factor in the basement....

A Ranch will generally appreciate in value faster, especially as our society ages and most buyers will need one.
