Good Afternoon!! As Jeff stated Trulia and Zillow can both be behind on the ball game. I've seen houses still showing available a year after they've sold. If you want the true current values of homes in a certain area talk to a Realtor. As Pam said houses are becoming fewer and fewer on the market and if they are decent when they come on the market they don't last and often times sell for more than they were listed for. If you need assistance I would be happy to help.
Have a Great Day!!!

Trulia and Zillow by nature are unreliable. They feed from our MLS where we enter homes, but their catch up time is slow. Many times in today's fast paced market, they could be pending by the time they hit those websites! And then they seem to sit around there long after they are sold. The best place to look for homes is on Realtor.com, or even better, have a relationship with a Realtor, and they can automatically send homes as they come on the market to your inbox.
