Single female, working downtown with active puppy. Where to buy first home in Atlanta with $230K to spend?

I work downtown, a mortgage agent estimated that I would qualify for a $220K loan. I am thinking about Grant Park and Kirkwood but am concerned with safety. This is my first home and I obviously do not want to lose money but I also want a good, functional house for my dog and me to live in. Thoughts on Grant Park and Kirkwood? Any other suggestions? I would like my commute to be 15 minutes or less--I used to live in Decatur (near the square) and while I love the area, I am not interested in being that far.

The area that works best is completely dependent upon your likes and what's in the price range. I would strongly suggest however, that you look at the data and base the final decision on that. Sounds elementary but you can already see that agents favor areas and become advocates. Here's my opinion from an indifferent appraiser's point of view; few areas have really turned the corner. So many of these "up and coming " areas remain mired in the fraud/foreclosure pit - not to mention issues with safety. While I'm not going to debate data, it's all easy to find and that's what should drive your decision - you'll need to sell at some point so look at it as a buyer will in a few years!

If you are curious about Kirkwood, there will be more than 30 homes holding an open house this Sunday November 15 from 2-5 pm. Come on by, check out the homes and get a really good feel for the neighborhood. My listing for $137K will be open. It's at 49 Clifton St.

I will be placing 470 Harlan Road, Atlanta 30311 on the market within the next two weeks...(PRE-MARKETING). The property is a beautiful 4-sides brick, four bedroom, two bath on a partial basement. You can get downtown without touching the interstate. You would have wonderful access to I-20, 75/85, 285 and 166. The subdivision is called Peyton Forest..established, well-maintained stable neighborhood. Beautiful Brick homes on larger lots.

If you find yourself driving around anytime soon I encourage you to explore this neighborhood. Workers are putting on finishing touches and the security guy may or may not allow a walk through, but it is a fabulous property. This property will hit the market under $200K.

AcMorris, Check out my blog http://www.GeorgiaRealEstateVoice.com for some blog posts I've done on neighborhood profiles. Other areas to consider would be Inman Park and Old Fourth Ward. There are very cool intown neighborhoods and crime seems to vary by street. There are websites that will give you more information on that. You can have a house, with a fenced yard for your puppy within the price range you're looking for. Many of my clients are single females and everyone is concerned about safety. You can get a lot of info just by talking to neighbors in the communities you are interested in.

Your choice could be limited Ac,
With 230K and concerns about Kirkwood and Grant Park, you might want to think about a townhome or a condo. I actually have a great place in mind that's sandwiched between Midtown and Buckhead and it's very much in your price range. It's 2 beds, 2 1/2 baths and you would have your own private garage.
You would be a 10 minute drive to and from work (in traffic) and the neighborhood is great.

Other than that, there are still many other areas you might think about going to.

In order to really recommend places that would be more to your liking, I would like to meet or have a conversation over the phone.

It's an amazing time to be a buyer, you are in the driver's seat. I've been able to find some fantastic places for my clients this year that wound up having substantial equity from day one.

Thanks for the responses. I guess at this stage I am really just looking for more information on the neighborhoods. I have ridden around and done some internet searching and know that there are literally hundreds in my price range. I just want to know what areas really seem to have good potential right now if I want to sell in 4-5 years and if for some reason I need to rent sooner than that. And I would like to know a little more about safety--for instance, are there parts of Kirkwood that are safer than others? In driving around, I noticed that some streets are a lot nicer than others.

I have looked at 50+ listings and the houses look great. I want to know more about the neighborhoods themselves. And yeah, Oakhurst, Decatur, East Lake, etc are all too far. I think that Lake Claire would be about as far east as I would be willing to go. And even that might be too far.

You should consider a condo in Midtown near Piedmont Park and a Dog walking service:-)

Prices are incredibly low for condo's and you wouldn't be able to get close to this location in a single family home. Just make sure the building is FHA approved.

Well my first thought was Decatur but if you are wanting to be closer in then I would suggest Little Five Points area, Eastlake, Kirkwood. Possibly also the East Atlanta Village area. These areas while still in a regentrification stage are overall safe and you should be fine in those areas. And with the continued growth of metro Atlanta in time your investment in a home will pay off by being so close in to the downtown area.
