I highly recommend speaking with a mortgage lender. There are many lenders that can assist you. My office (Gallinger RealtyUSA) works with 1st Priority Mortgage. Feel free to give Sharon a call. There are programs available but it may be based on certain criteria such as where you want to live, your current debt to income ratio, when was the last time you owned a home, etc. As for the tax credit, The law defines "first-time home buyer" as a buyer who has not owned a principal residence during the three-year period prior to the purchase. Good Evening Todd, Your best bet would be to talk to an experienced loan officer. Your explaination of your current situation doesn't sound that bad. I have been selling real estate for over 16 years and I ofter recommend Joe Proppe, Countrywide Home Loans (Soon to be Bank of America), he has over twenty years in the business and I have seen him work with many customers with concerns and he has found a way to make it work.
