Single-Home homeowners association and swim/tennis fees

In Roswell, Dunwoody and Sandy Springs areas, what are typical single-home association fees and swim& tennis community fees? Are most of them mandatory? If they are mandatory, does that negatively affect the market value of the house/ subdivision? We are looking at communities around $400-550K range. Thank you.

Hi Jane:

After reviewing the sales during the last 60 days in your preferred areas you will find the average cost between $500 to $750 per year annual dues. Some gated communities and upscale communities run between $1800 to $3200 per annum. ...also be aware that most come with initiation fees than can equal or go significantly above the annual dues for the respective neighborhood. The majority of subdivision homes built as planned unit developments after the mid 1990's are mandatory HOA's with a smattering of optional neighborhoods. Typically a pool and tennis complex amenity is desired in this price range but there are some buyers who prefer not to have this amenity and typically look for the optional type neighborhoods or subdivisions without the amenity.

FIRST ANSWER

I have seen them starting around $450 all the way up to $1800. It will depend on what that association fee covers (swim/tennis/clubhouse,etc.). Seems like most of them were in the $1000-$1500 range. They are typically mandatory, but each subdivision has it's own guidelines when it comes to HOA's. Does it have a negative affect on the market value of the house? I think that depends on the buyer. If the buyer isn't going to be one that uses the pool, tennis courts or clubhouse, then yes, he/she might find the HOA to be a negative. But being that most people want to have those amenities in their neighborhood, it is typically a plus!!!
