Single Family home in Cumming

this is a follow up question to a question i had posted earlier , I'm looking a home in Big Creek Township and i guess i did not provide much information. The home is located on the Overlook side.. The home is about 2300 Sqft , 2 floors and had upgraded cabinets, Granite in Kitchen and master bath , Hard wood floors on the 1st floor, Guest Bed room and full bath on the main and finally a huge back yard. The home does not have a 2 story foyer or 2 story ceiling.

The asking price is around 240K, and here is the floor plan for the same

what i would like to know is

1. Is John Thomas homes a reliable builder? I haven't heard of them earlier.
2. Is this a good location to buy a home as I'm thinking its close to 400 and walking distance to publix and others
3. The community is almost complete, it has about 5 more sites left

Any thoughts/inputs would be appreciated

1. They are ok, they build in numerous places right now.. google them. There is no such thing as a reliable builder.... some of the best have disappeared overnight...... so when buying a house already standing, get a good inspector to check things out.

2. Hard to beat the location in regards to GA 400 and shopping. Schools are excellent... nice area.

3. yes, Big Creek Township is almost complete. NOT Big Creek Estates... that only has a few homes built on the Castleberry side.

$240k is high from what I have seen in there........ you got 3 excellent agents to pick from ... clearly we all work around the clock...... pick one and get some help...... if people could get better deals on their own..... none of us would be in this profession.

Agree with David, Rockiee. Get a good agent. They are free to you. You will not get a better deal with new construction by not using an agent. New homes communities want agents to bring in buyers. They pay our fees out of their marketing budget. There are plenty of options out there. Like I said before, you may want to look at some of your other options too.

FIRST ANSWER

If you are looking for someone to give you real estate advice, you must first hire an agent to represent your interests and that agent would be more than glad to offer all the professional advice they have for FREE. Keep in mind, in GA almost always the seller pays real estate fees, so it would be in your best interest to find a qualified agent who can answer your questions and let them earn their commission by answering all your questions and being there you all the way to closing.
