Unfortunately, one of the idiosyncracies of the San Francisco Bay Area is that, despite our facility with technology, several prominent websites remain "closed" to the public. The website for Santa Clara, San Mateo and San Francisco are all accessible by the public, but, sadly, the East Bay's MLS service remains available only to Realtors who have paid for this service.
As both Meena and Carl noted, requesting information from a Realtor and enrolling in the agent's listing "drip service" can provide you with important information about upcoming homes. Most Realtors also blog about recent sales, market trends and pending homes, so this should answer some of your questions about activity within specific communities.

As usual, Meena has privided a great answer. No - the information is not readily available. Hook up with a good Realtor who can provide you with the information you need. Along with a constant data feed, you can get answers to the questions you may have as well as tours of homes when applicable. As a buyer, there is no cost to you - you have nothing to lose and EVERYTHING to gain. Kind of a no brainer.
Your best bet is to work with a realtor who can give you advice and send you that information on an ongoing basis to keep you abrest of the market conditions. I would love to help you.
