Should we shy away from 78660?

My wife and I are looking for homes in both the Wells Branch area (where we currently live) and in Pflugerville as these are close to my work. We going to do a 15-year fixed-rate, which, given budget constraints, makes the Pflugerville area more attractive. We've driven around and found some areas of Pflugerville we really like, but, in general, should we avoid buying there?

I purchased a brand new home at the Commons at Rowe Lane and am completely satisfied with my purchase. I have absolutely no buyers remorse. I am in a Highland Home and would strongly recommend this builder to anyone considering purchasing a home. I am close to the toll road and minutes from shopping.

Speaking of areas to stay away from, can someone tell me in what area does the Creekside subdivision of 78660 reside? Is this a good area? Considering relocating and I don't know anything about Texas, Pflugerville, or 78660... Thanks!

Wow - I was pleasantly surprised to stumble across this question and to see that Tom Burris already recommended me below!

I have lived in Pflugerville since 1995 - we bought our first home here, and our second (much larger) home here as well. We have enjoyed living here, and I enjoy it even more now that we are located so close to the major toll roads. Additionally, they have added so much new shopping and there are many restaurants opening at the intersection of 45 and 130. This new commercial development and added convenience have driven up the demand here. That being said, there are still a lot of builders competing with the resale homes because there is a lot of open land remaining.

I think Pflugerville is a terrific place to buy, but it depends on the neighborhood, frankly. There are some areas that seem more stagnant. I live in Blackhawk, and I have sold two here so far this year, with two others in the works.

Hello Mr. Brown,
The answer to your question depends on your priorities and motivation.

If you are looking for something that you can turn around and sell in 5 years for a profit, I would suggest something in the Milwood area (just north of Mopac on Parmer). If you are looking for a good bargain right now, then Pflugerville offers the lions share of resale and new home inventory for you to choose from. It is certainly more of a buyer's market in Pflugerville, Manor and parts of Round Rock than other areas of the Metro.

If you are prepared to stay put, Pflugerville could be an overall good investment once the market swings back up and the toll roads take off. This will bring more "perceived value" to that end of town and more people will move there. I know there are some large retail developments in progress over that way which should help increase the desirability for suburban living and creature comforts. This will also help balance out the demand with the supply. Currently, there is a plethora of supply and less demand than one would hope for.

If you feel there is any chance that you may need to move again in the next 5 years, seriously consider your options in the surrounding areas. Some Pflugerville communities will hold their value, but many Northeast and North Austin communities will probably fare better in the short term. If you do decide to buy Pf, shop scrupulously for the best possible deal so you aren't upside down in a few years when you need to go.

If you have a good Realtor, ask him to do a CMA on the neighborhood in which you are looking. He or she should be able to tell you the historic trend of each community over the last couple of years based on sales figures from the MLS. If you don't have one, give me a shout and I will send you as many CMA's as you need for free with no obligation.

I did a refi down there a while back.... when it was being overbuilt. The borrower was upside down.
You need the advice from a real professional realtor like Jason Crouch.
