Should we go ahead and find a realtor before we relocate to an area?

We are moving from TN to Denton and we currently have our home on the market. We probably are looking at about 4-6 months before we actually buy a home

Certainly you would want to be prepared when you arrive at your new location. PROBLEM IS, you likely do not know whom to contact, so I suggest that you contact a real estate professional where you live know and they can assist you in finding someone in the new town, but if that does not work out then do not feel obligated to continue to use that agent. Good agents have networks across the country whether it is through a corporate brand, or through an association such as Women's Council of REALTORS, so let them assist you and you can be introduced via someone that you already know.

As a fellow TN native, sorry to hear you are leaving, but hope the move goes GREAT!

Absolutely! Establishing a relationship with your Realtor is very important. You can use the time before your move to look at properties via e-mail. Communicate with your Realtor to help her/him to understand the amenities in a home you're looking for. Give the Realtor in the Denton area a chance to help market your property in TN. Establish a lender if you don't have one in place. There are many important issues you can take care of before you get to your destination making it easy once you arrive. Moving is stressful enough, the less stress, the better!

Please listen to Lori. Real Estate laws are different in different states. In some states anyone can participate in the commission but in Texas that is not true. In fact in some boards a Realtor is not obligated to pay an Agent that is not a member of the board unless they want to. The commission is going to be the same so you may as well have representation and a good understanding of our contracts and the different time deadlines listed on the contract.

The simple answer is yes. It's ok to look and become familiar with an area well in advance of moving. A Realtor can send information of homes, community, ammentities,via email. Don't feel your wasting the Realtors time, We are used to this.

Lambishop, the homes that are listed typically have a fee that is going to be paid to your buyers agent to help you. The idea of submitting offers on various listings and simply taking a certain percentage off if you don't have your own agent isn't a good plan since the seller has already agreed to pay the listing agent xx amount of dollars to sell the house. If you don't have your own agent for the listing agent to pay, the agent usually gets the whole fee so, you have gone without representation for nothing. In addition, some homes are actually overpriced by more than that amount so you do want someone to research that for you. The poster below does not understand the nature of a listing agreement and I suspect is one of the same posters that has been playing arm chair quarterback for a while and just keep changing their profile name and manages to copy and paste some briliant one-liners on every single string. If not, I'm just wondering in what scenario his plan would work? I guess if you want to go shopping for homes that are fsbo but moving to a new area, how do you know if even dropping the price by 3% is enough? If your home is listed, ask your agent to interview a few agents in the new location. If you plan on buying and using the proceeds from this sale and have a back-to-back closing, you'll want both agents to coordinate the contracts to make sure that you have the correct contingencies in place, that huds are forwarded to reflect proceeds and that the money is wired to the right place and for the right amount. Many Realtors are using video to promote the areas and that gives you more information for your move. Locate on that does.

Yes, absolutely. Before we moved to VA, we made contact wtih an agent over the internet and spent a lot of time emailing back and forth prior to arriving to VA. The agent was great. We were overseas and my husband had to fly over by himself!!! and buy the house. Because we were so well informed and the agent was so great, I was worried..but not that worried. They found a great home that we still live in and love. Bottom line, if an agent can help via only email contact and find us a home over a period of 5 days, how much better it will be to have someone to research with you for 4-6 months? If that agent knows that you are going to work with them when the time comes, they will invest a lot of time with you in advance. So hook up with a good agent and good luck!

My Son beat must have us all beaten he attended UT Tn for BS and A & M for his Masters in Geology.
We tested him about someone having to VOLENTEER to be an AGGIE. So now he is attending Rice for his MBA.

It would be helpful to find a REALTOR before you move. Denton is a neat town (lived there for about 4 years) and it really takes a local to help you out. There are some good local REALTORS that can help you out in your move. If you need help finding one, I do have some that I would recommend.

Denton is not Dallas by no means.

The Realtor can help you with knowing the community, the schools and the neighborhoods. Use their expertise.

Rob is correct, first make sure your company does not have certain requirements as to who you use. You may lose benefits if you go ahead an contact a relocation specialist on your own. Now if your company does not have its own Broker or own Relocation plan you should contact a Relocation Specialist in the area where you are moving now. You will want to go ahead and get the feel of the area before you start to make the move and the sooner you start getting information about the different neighborhoods, shopping facilities and so on the more comfortable you will be when the time comes to choose the home and make the move.

For someone who relocates buyers from all over the country as well as the world to one of the largest federal law enforcement training centers in the U. S., I think you start looking for a Realtor now. I work with buyers who are mostly referrred by coworkers who have used for services. Fpr months in advance, we can send relocation information and start previewing properties online so when the buyer gets here, I have a great idea of what they want and need. It makes for a much less stressful homebuying experience.

I think you should interview 3 Realtors and 3 lenders and decide who is the most qualified and the best fit for you and your needs.

Make sure your company (if relocating) does not require the use of a certain company. If you want to find a house here, I would suggest starting about 3-4 months out. It'll give you time to get acclimated to the properties on the market, what is available, pricing and learn area's you might like to live in, school's, etc. From there, you will want to take a look at properties, narrow it down to your favorite few or top 10 or so ( having seen photo's online of houses and going through the process of elimination that way.) Then, you're able to choose two homes, one you like and a back up house, make an offer and go through the inspections, option period, and then close, which is typically a 24-40 day process (unless paying cash). I can start sending you houses now and then start viewing properties close in as I mentioned. Since you are out of town, I can handle your contract to close, title, inspections, and reports here for you to make it a smooth, seamless transition. Dear Lambishop,

Good question. Good for you to be thinking ahead. Many folks do not.

If you are brand new to the area, you need some one to fill you in on how the local market is, etc.

If you already know the area, you can go and move if you are not buying right waway and check things out for yourself. Get a feel for the different neighborhoods and school districts.

All depends on your time line and any other variables like job or school or whatever.
