We want to change school district from Carlloton-Farmer branch to Coppell ISD. Our house is very close to 635 walmart which i think the location is great but I don't see a lot of house inventory at Coppell ISD

It is a great time to sell your home but this is your decision.
When you put your home on the market, it does not mean that you sell it the next day. It depends on your location, I am not sure how many days you may need to sell in your area, I need to learn more about your home to answer this type of questions. By the time Coppell inventory may change.

Kaku, you have the entire Spring/Summer selling season ahead of you. It's a great time to list. You'll see a lot more housing inventory come up in Coppell in April/May, as the school year starts to wind down. We have year-round demand for homes in Carrollton/Farmers Branch. It's one of the top search areas in DFW on sites like trulia.com.

By now it may be a bit late. I would try to sell now before the $8k goes away. To many suckers are falling for it and once it goes away the real estate market could get a lot worse.

On the contrary, there are many properties available in Coppell school district. Some more affordable than we've seen in awhile! If you wait untill summer guess what, most other people probably did also. Best of luck, Kaku

If you want to move districts and can sell your home for a profit, sell it now. There is no reason not to do it, but many reasons to do it.

Coppell ISD is highly rated and appealing to many home buyers. Average home prices in Coppell are also higher than Carrollton. Note: The west side of Valley Ranch is also in Coppell ISD. If you're looking for more space, consider Flower Mound, which also has exemplary schools. Would love to help you, give us a call.

You are right....I think now is a great time to move up. The first time homebuyer tax credit is still in place through April. That's a nice incentive for someone who wants to buy your home. Interest rates are still low, so you also might be able to buy during this time before rates go up. So there's a double win for you.

You are right about inventory in Coppell. Very few homes on the market at this point.

Just a quick note in answer to your question. Good interest rates and federal tax incentives make this a very good time to sell. Many buyers look closely at projected monthly house payments when deciding to buy. If interest rates and incentives lower the payments, your chance of selling at your price improves. Since he tax incentives may end forever at May 1, getting your home on the market very soon would be a good idea.

I will tell you that right now may be a very good time to sell while interest rates are still low, they are projected to increase to 6% (go up by 1%) this year. Also, 45% of all real estate transactions occur during the winter months, so there are very serious buyers out there right now. The Home Buyer Tax Credit is a part of the catalyst that is driving the real estate market today, all of these reasons can change - causing a sluggish market with higher rates and no incentives.

Lastly, I will also tell you that you would also compete with all of the other homes for sale in the Spring, possibly affecting your sales price. Why not now?

Believe it or not the DFW area is expected to rebound quickly. Now that the Christmas season (a traditionally slow period because of the holiday) is over, you can expect to see an overall increase in the DFW real estate market activity. Is it better to wait? It really depends on your area. To determine whether you sell or wait depends on the sales activity in your neighborhood. Whether sales in your area are good or not, remember you are both buying and selling during the same market period so if you're disappointed as a seller, you'll probably be pleased as a buyer or vice-versa.

The important thing you need to do right now is find a Realtor that knows your neighborhood. By neighborhood, I mean a 5-mile radius around your house. Find an agent that specializes in your area and that person will be the most qualified to answer that question.

Jennifer is right! In your area, sooner is better. Inventory will pick up as a lot of seller were waiting to get through the holidays. A low inventory means your house will sell faster for more money. If you price your house "in" market it will likely go under contract in 90 days or less. Good question! The advantages to selling and buying now are great. The appreciation you may see over the next year will most likely be minimal. The advantages of moving now are 1. lower home prices allowing you to purchase a larger home for less, 2. low interest rates (these are predicted to raise over the next year), and 3. tax incentives (eligible for $6500 - see IRS to get full details). Just the interest rate increasing would make selling next year not as benefical as this year. Please explore your options more. HAving your family situated in the school district you would like in a home that will increase in value as the years progress is priceless. Best Wishes!

Dear Kaku:

The sellers who really need to sell (relocating, downsizing, retiring, etc.) are selling now. If there is a real need for you to sell then go ahead. Otherwise, it might be better to wait.
