Should high-end appliances make a difference in what you offer for a home where the comps in the area are in the 50 to 75 per sq foot range? The

If you get twisted on PPSF in this market then you will be twisted - it's all about the sale comparables. As far as appliances, it depends on price range but unless you're 500k+ and in an area that recongnizes something like that it's not going to be something substantial.

As an appraiser if I can demonstrate added value clearly then I'll consider it but if not then I'll likely lump it inot a mix and if I need a few bucks I'll lean on that - bottom line is appliances alone don't carry too much weight. Focus on the sold comps and size - hope this helps.

I would not think so. If they are high end in that price range it seems to me they are an over improvement.
