I would not be concerened to see 3 or more houses for sale on the same street. This is not uncommon because life events can occur to more than 1 homeowner at the same time as another homeowner and they decide to sell at the same time! When I purchased my first home, there were two other houses for sale on the same street, but I was just interested in the one that fit my particular needs and within 2 weeks the other 2 houses had contracts and sold within 30 -40 days of my buying my house. I've been living here for the past 5 years and I love my neighbors! Good luck in finding your new house! If you're working with a Realtor, they can certainly give you their professional advice. If you don't have a Realtor, I strongly suggest you find one that you feel comfortable with and they will make your house hunting process run a lot smoother for you!

I have been selling homes here in The Woodlands for 3 years now and I understand how you would be concerned about this. Truly it comes down to your individual house and how your agent markets the property and put your home in the best position to sell. If your home is highly marketable, and by this I mean priced right, staged nicely, in great condition, it will definitely sell quickly. The last few homes I have either sold for my clients or helped them buy, had only been on the market for a few days. Reason being is that they were priced right, were in excellent condition, and were very appealing to the buyers.

That's a great question that we hear quite often. In all actuality the inventory of homes on the market in The Woodlands is quite low right now so while in several other markets around the Nation that are flooded with homes on the market that will not sell, we are not facing that problem in The Woodlands at this moment.

We are however seeing quite a few people taking advantage of historically low interest rates and wanting to either upgrade or downgrade the size of their homes.

I'm a big fan of talking to neighbors if they are outside when you are driving around to help you get a feel for the area and what is going on.

You could also give the addresses to your Realtor and ask them what the market is doing in that particular section, information on foreclosures and short sales (which there are less than 1% last I checked in The Woodlands) - and just general info. on market conditions.

we asked the same question when there were 3 homes for sale at the same time on our street. It turns out there wasn't any "toxic waste dump". It was simply that the owners of the homes had bought around the same time.

and life-cycle events just made it the proper "time" for all of those homes to sell... (children graduated college, career changes, upsizing, downsizing)... it happens.

FIRST ANSWER

There are probably 3 houses for sale on the same street because there are a lot of houses for sale everywhere. I once listed a house, there were 7 on the street, 4 were for sale. Mine was the only one that sold, two took their home off the market and the last one is still for sale (has been for 3 years). Mine was the only motivated buyer. So 3 houses for sale on the same street probably means nothing in this market, but why not strike up a conversation with the neighbors who are not selling and find out what the story is, if there is one.
