FIRST ANSWER

Even though the buyer has the last word on the offer (we can advise) the buyers agent should do a CMA for their client, It should include properties that have sold recently in the area of the house they are putting an offer on. By doing so, that would help the buyer make a more informative decision. It doesn't take that long to do.
