I live in Spain but recently there are a lot of advertisements coming from US market looking for overseas investors. As we can see the prices went down in Florida real estates and are now advertised as a big opportunity for overseas investors. Is it really good idea to buy a condo or house in Florida? What areas are best?condo or house? what should I know before making decision?

I can not see a better time to buy here in sunny Southwest Florida. Our prices have dropped considerably, and we have wonderful deals to be had. This area will always come back, as everyone always loves Florida. We have such wonderful beaches warm Gulf waters. Sanibel is known for it’s great shells and Captiva still has stars building homes. We are one of the top Tarpon fishing areas. Cape Coral is unique with a man made canal system that gives you access to the Gulf of Mexico. Our Gulf access single family homes have seen historically low prices. This area is a vacation hot spot for many near and abroad. We have a great vacation rental business here. If you would consider a condo, I would look very carefully at the reserves and the financial picture of the association. Some of the new and old condo associations are going under because of non paying members. You certainly would not like to be one of the few left holding the bag. If you would consider putting your investment in the vacation rental program with a condo, look into rental restrictions. With that in mind I think a single family home would be a better bet for investment. I would be happy to send you some properties to give you an idea of what you could get. Florida may be good but the safer area to southern california....... without a doubt, California will be the first area to rebound, and others will follow...... but with storm issues there.... beware.....
And I strongly agree with the first comment to avoid the condos for now.
And like the prior comments , before investing in any real-estate anywhere in the US, you'll need to find a US-based partner and set up a corporate entity.

Your information is correct....it is a very good time to invest in US real estate. We strongly recommend southwest Florida because of its ideal tropical climate and overall excellet quality of life.
There are many nearly new 2/2 condos, located near the beaches, that are priced under $150,000 US.

The answer depends on what you intend to do with that investment property.
In general, I'd recommend you to avoid the condos for now, because the rental demand for condos in FL is low right now.
Before investing in any real-estate anywhere in the US, you'll need/want to do several things: find a US-based partner, set up a corporate entity (like a LLC), explore multiple markets, specialize in farming 1 or more markets, and build a power team.
After having done all of that, then you'll be ready to explore what opportunities are available.
