Short sale we signed a contract with the seller and recieved a approval letter and closing date. The sellers took the keys out of the lockbox.

The Sellers have every right to not only remove the keys from the lockbox but to also remove the lockbox all together. Entry to the home is coordinated between you, your agent, the listing agent and the sellers.

That is understandable, but the seller and the listing agent knew that this was a bad deal. They lead us on, we paid for inspections and gave our notice to the Condo owner we were renting from. I would like to recoup my expenses.

At this point all entry to the home must be coordinated between the Realtor representing the Seller and your Realtor. This is not unusual. At no time during the purchase process is it permitted for you to enter without being accompanied by your Realtor.

It's not unusual for a seller to want the keys removed from the lockbox after a contract is ratified. Your Realtor can arrange for access with the listing agent.

That is their right as the owners until the closing when the ownership changes. They will have to let you do your final walk through, however. It's more than likely a simple privacy issue.

They probably do not want anyone just showing up and going in the house including previous agents who may have the combo. Have your agent coordinate your inspections and final walk through to gain access.

What is your question specifically? Do you need to get in for an inspection? Have you closed and you need to get into the house?? Call your REALTOR!

The seller didn't show during closing. The seller decided not to sell the house after we paid for the inspections and gave our notice to the Condo owner we were renting from. How can we recoup our loses?

Ask your Realtor how you will receive the keys. Sometimes the Realtor has to get them from the listing agent. Then they get turned over to you after the closing has taken place and the funds have been cleared.
